Inaugural Property Manager Q & A

Inaugural Property Manager Q&A

28th May 2026

The Team at Stratarama would like to send a Thank you to all the Property Managers and their offices who took the time out of their busy days to join us for our Inaugural Property Manager Q & A. Over 40 registrants acknowledged the value in demystifying strata, opening dialogue between PM & SM and sharing knowledge.

The two hour session examined many strata issues and details that could provide a little clarity for our Property Management associates whilst giving opportunity to discuss and ask real time questions on matters facing these Managers currently.

The session delved into:

Our Team
The SCA
Accreditation
Strata levies
Strata and community plans
Boundaries and entitlements (the differences)
Articles and Bylaws
Breaches
Insurance
Searches
Annual and extraordinary meetings
Committees

and a “find the Visitor Parking” search and find enjoyed by all!

A genuine Thank you to all who attended for being so engaging. The positive feedback received all ready from so many attendees has been greatly appreciated as we look towards another event in 2027.

Over the next 12 months we look forward to receiving your queries and building another engaging session. Whilst we had a few that needed to rush out towards the end of our time together to run open inspections, we even received a request that the next one be over 3 hours long (lets see if the team can talk that long!).

Thank you also to the Glenelg football club #Glenelgfc for allowing us to use the Presidents room at Stratarama stadium to host the event.

Why did we do this?

At Stratarama, transparency has always been one of our core values. In 2024, we became the only business in South Australia to achieve SCA’s Strata Management Practice Standard (SMPS) Certification—something we’re incredibly proud of. We invest heavily in the professional development of our team through both SCA programs and our own internal training, and we believe that sharing some of this knowledge is part of our responsibility to the broader industry.

The intention behind this event wasn’t to teach Property Managers how to “do strata,” nor to position ourselves as lecturers. Even with formal training, strata management is something that only truly makes sense once you’re in the role day‑to‑day. Instead, our aim is simple: to remove some of the unknowns. Just as we’ve done through our explainer videos on our socials, our involvement in first‑home‑buyer seminars, and our speaking engagements with the conveyancing industry, we want to offer & build clarity.

When we understand the context behind each other’s processes, the frustrations that arise between PM’s and SM’s can ease significantly

By offering insight into how strata and community titles operate behind the scenes, we hope to make life easier not only for ourselves, but for Property Managers, Real Estate Agents, Conveyancers, and most importantly; our shared clients. Whether someone is a first‑time strata owner or a long‑standing committee member, the more we all understand, the more effectively we can collaborate, respect each other’s roles, and deliver better outcomes together.
