The role of Stratarama is to provide the Owners of unit complexes with the resources necessary to enable them to affect decisions required for their Community Title property to function (including governance, compliance, and maintenance).
These resources are important for Committees and group Members to make informed decisions; guided by their legislative requirements through the support of a dedicated Community Title Manager.
Our Community Title Manager Tony Johnson has 17 years’ experience in servicing all forms of Community Title groups. Community Title properties encompass Residential, Commercial, and mixed-use sites comprising apartments, units, and various businesses. These many years of experience plus several years working in the property management sector provide your Manager with vital knowledge that can support you. Let us take care of co-ordinating and arranging independent Contractors to quote and tend to the Community Corporations maintenance matters including major repairs, inspections and upgrades as requested by the Community Corporation.
Community Title management is all about providing valuable information and communication. We take great care to respond quickly to your emails and phone calls or internet enquiries ensuring the smooth operation of your Community Corporation. Keeping you informed along the way.
Stratarama works on ensuring your Community Corporation is up to date with all relevant statutory requirements and any changes which may impact your Members. Stratarama handles all documentation for the Members, maintaining asset registers and reports and the required unit Owner registers. We can provide general advice or provide the details for relevant third parties who are able to assist the group with their specific concerns. We compile and provide the relevant search documents for Members. Our systems ensure transparent record keeping and legislative compliance.
Stratarama are working with several Community Title specific Insurers to ensure that the Members have options when it comes to their policies which are compliant with the current Community Title legislation. Our Community Title Manager has many years of experience in claims lodgement and management (follow up/ communication) and in dealing with the policies that your group may choose to engage for your Insurance needs. Our Manager receives regular training updates from each Insurer on their policies and product changes.
Stratarama undertake a wide range of financial management functions. We prepare and distribute the unit levy contributions on behalf of Members. Monitor and manage unit arrears, payment of accounts, maintaining Community Corporation bank accounts and investments. We facilitate the preparation of Community Corporation budgets, annual reports and maintain accessible records for all group accounts.
Stratarama understands that your Community Corporation may have an emergency outside business hours (9-5). As such we have arranged an afterhours emergency contact number which operates outside business hours and is manned by some of our maintenance partners. This service is for emergencies only requiring attention.
Community Corporations must comply with the Community Titles Act of 1996. One component is the need to undertake Annual General Meetings. Stratarama will ensure the group complies with their obligations by arranging these meetings.
We will compile and distribute Agendas, Meeting notices, financial reports, budgets, proxy forms and votes, quotes and more to ensure the group has the correct information to run through the necessary business of the meeting.
We will attend all necessary meetings (chairing at the group’s request/ requirement). We will record the business of the meeting, prepare the minutes and distribute to the Community Members.
Our meetings can be conducted at a residence, site or location of your choosing (for example Community Centre or Hall) or at one of several boardrooms which are accessible to our Clients thanks to our network of Partners around South Australia.
In addition, which are pleased to facilitate Zoom meetings which allow for access by smart phone, PC, laptop, tablet or landline phone call. These options provide Members with options to best achieve a quorum at their meetings.
Tony Johnson has been at the forefront of best practice in the Strata and Community Title management for over 17 years. This was recognised as soon as the Industry began to acknowledge key Strata management people with awards in 2016. At this first Award evening Tony was recognised as the Strata Manager of the year for South Australia. He followed this up with successive wins in this category in 2017 and 2018. Making him the only three peat winner of this highly regarded award. These awards would not have been possible without the respect and willing referees who supported Tony’s nominations.
Tony was also fortunate and grateful to be a Finalist in the National awards in the category of Strata Manager of the year in both 2018 & 2019.
In 2017, Tony was awarded the “Professional Commitment to Ethics and Services” award as presented at the awards evening in South Australia. Again in 2018, he received an award for his Essay on education in the Strata Sector in South Australia.
